The Annual Garage Door Checklist That Prevents Most Emergency Calls

Almost every emergency call we take was preventable, and the prevention takes about an hour a year. Springs that snap, cables that fray through, openers that burn out, doors that jump their track – these are wear failures with a visible run-up, and a routine inspection catches them while they are still an appointment rather than a crisis.

What you can safely do yourself, twice a year

  1. Run the balance test. Close the door, pull the red release cord, lift to waist height, let go. A balanced door stays put. If it slams or rises, stop there and book a technician – that is spring tension, and it is the single most important reading on the door.
  2. Test the safety reverse. Lay a 2×4 flat on the floor in the door’s path and close it. The door must stop and reverse on contact. If it does not, the force setting needs adjustment – this is a genuine safety test, not a formality.
  3. Test the sensors. With the door closing, wave a broom through the beam. It should reverse immediately.
  4. Lubricate. Garage-door lubricant on rollers, hinges, bearings and the torsion spring. Not the tracks – those stay clean and dry. Never use WD-40 as the lubricant.
  5. Tighten the hardware. Thousands of cycles loosen brackets, hinges and roller brackets. A socket wrench and ten minutes removes most rattles.
  6. Look, deliberately. Cables for fraying or rust. Springs for gaps in the coil. Rollers for wobble or cracked nylon. The bottom seal for splits. Panels for bending at the hinge line.

Everything above is safe. Everything below the springs and cables is not – those hold stored tension and need proper tools.

What a professional annual service adds

  • Measuring spring tension against the door’s actual weight rather than eyeballing it
  • Cable and drum inspection, including the wraps you cannot see from the floor
  • Track alignment measured, not judged
  • Bearing and roller wear assessment
  • Opener travel limits, force settings and chain or belt tension
  • A written report of what is fine, what is wearing, and what needs attention now – so nothing is a surprise later

That is the scope of our maintenance service, and it is the same inspection that precedes every repair we quote.

Orange County timing

Before Santa Ana season (September-October). Wind events are when loose rollers and tired tracks become off-track doors, especially in the foothill neighbourhoods around Lake Forest, Rancho Santa Margarita and Trabuco Canyon. Tighten and inspect before the winds, not after.

Coastal homes, twice a year. Salt air near Newport Beach, Huntington Beach, Dana Point and San Clemente corrodes springs, cables and hinges years earlier than inland. Lubrication is genuinely protective here, and galvanised or coated hardware is worth specifying on any replacement.

Before winter rain. Check the bottom seal and the weather stripping. A split seal is how water and rodents get in, and it is a cheap part.

Frequently asked questions

How often does a garage door really need servicing?

Once a year for a typical household at four to six cycles a day. Every six months if the garage is your main entrance, if it is a rental, if it is a commercial door, or if you are near the coast.

Does maintenance actually save money?

It changes the shape of the cost. A spring replaced on schedule is a planned visit; a spring that snaps is an emergency call, a trapped car, and often a strained opener alongside it. Same part, very different day.

What is the most commonly skipped maintenance item?

The balance test – because it takes a minute and reveals the expensive problem. Most homeowners have never pulled the release cord. It is the closest thing to a check-engine light a garage door has.

Do new garage doors need maintenance too?

Yes, and sooner than people expect. Builder-grade rollers and standard springs on a new tract home are typically nearing the end of their rated life at five to seven years of daily use. New does not mean exempt.

Do you maintain commercial doors?

Yes – roll-up and sectional doors for shops, warehouses and service businesses across Orange County, and we can set a recurring schedule so it is not something you have to remember. See commercial garage door service.
